Our Alliance with Legal and Engineering Consultants

In our many years of service in the local scene, we have entered into an alliance with a team of legal counsels and engineering consultants to deliver a seamless service to our clients. The alliance combines the resources and expertise to create an environment for improving services and strengthening standards, while maintaining control and management. The alliance also forms a common goal to provide our clients with a standard level of service across the estates we manage. This will combine the excellent services, skills and standards of the organizations.


In August 2015, we have obtained accreditation of managing agents issued by The Singapore Institute of Surveyors and Valuers (SISV) as well as the Association of Property and Facility Managers (APFM). This accreditation serves to validate our company’s quality and service of performance and our competency in the industry. Strata titled developments and condominiums which seek the services of SISV/APFM accredited MAs will be assured of competent services of a reasonable standard.

The accreditation would also bring about closer consultation among the practitioners, the relevant authorities and the property owners. Another benefit for strata titled developments employing the services of accredited firms is that they can avail themselves of mediation and other dispute resolution services at the SISV Mediation Centre. The purpose of this service is to assist owners and occupants to resolve disputes arising from the management of strata titled developments.


Partnering with our contractors who provide services to our managed estate, they serve to enhance the value of our clients’ property portfolio and maintain a high standard of professional commitment with competitive pricing. Kelvin Toi

Executive Director

Kelvin holds a Bachelor’s degree in Business (Property) which specializes in property management and property valuation and Diploma in Building and Real Estate Management. He has more than 20 years’ of experience in the local property management industry. Previously had worked in leading property management companies (Chan Kok Hong, Colliers and Knight Frank) managing a diverse portfolio of residential, commercial, industrial and mixed developments.

At AAM, he heads the property management functions and motivates and work in tandem with staff to oversee the operations of all developments under the company’s portfolio. He supervises a team of managers, executives and officers and regularly motivates the staff to run the operations in an efficient level by creating trust and transparency. He is always readily available to provide advice to clients and instructions to staff.

He is also a qualified Fire Safety Manager (FSM) who is able to advise competently on the fire safety aspects of developments and is currently a practicing FSM for an industrial premise.

Our Management Staff

Koh Chong Seng

Senior Accounts Manager

Mr Koh is a certified accountant and has more than 25 years’ of experience in managing trust accounts.

He is responsible for overseeing all financial and accounting aspects of all managed projects in the company (ie; generating maintenance invoices, preparing statement of accounts, monthly financial statements and arrears management etc).

As a senior member of AAM’s HQ team, Mr Koh has proven to be a valuable asset to both the company and its clients over the years.

Joanna Lou

Senior Accounts Executive
Joanna has 18 years’ of experience in the real estate industry. She has a diploma in financé and marketing. She was previously from CKH (now known as Savills Property Management) where she started as an administrative and accounts assistant stationed at one project handling residents’ feedback, administrative and accounting work. She then slowly worked her way up to head office real and since then has been handling full set of Accounting covering clients accounting and Audit ,submit Gst ,cpf ,Income tax etc for the past 8 years. She is a pleasant and positive thinker and courteous to clients and is able to work well with fellow colleagues.

Lynn Chua

Property Manager

Lynn joined AAM in Year 2021 and brings with her over 20 years’ of experience in Real Estate Management. She holds a Diploma in Business Management (Accounting and Finance)

She is proficient in Residential Property Management and Accounting for MCSTs. She gained diversified experiences from several established Property Management firms and has managed portfolios prior to joining Avalon Asset Management.

Presently manages a portfolio of projects and she is able to manage both the administrative and maintenance aspects of the projects smoothly and meet the clients’ expectations.

Alex Tan

Property Manager

Alex has more than 10 years’ of experience in property management. He has a diploma in Mechanical Engineering.

He started his experience in the property management field by working in the public sector for about 5 years.

Then he moved in the private sector managing portfolio of resident, commercial and mixed strata titled developments.

While in AAM, Alex has managed to fulfil the clients’ expectations and requirements by always striving to give his best.

Darren Moh

Property Manager

Darren has close to 10 years’ of experience in the property management industry. He has a NTC in Mechanical Engineering.

Prior to stepping into the property management industry, Darren had almost 9 years’ of experience in fixing machinery gaskets and a year in sanitary and plumbing product sales.

Darren has been with AAM for the past 7 years and he has been a hardworking and dedicated individual.

Currently manages a portfolio of projects and earning the clients’ trust and respect where he has been taking care of some estates for more than 5 years now.
